Location:
Spanish Skirts Ranch Tracts are located about 17 miles south of Claude. They are found just about an hour drive from Amarillo and positioned between Claude and Silverton, off of Hwy 207. These tracts are ideally located outside of town, in the pockets of privacy and seclusion the Panhandle offers.
Water:
Due to the elevation changes, there are multiple seasonal creeks and Coyote Creek passing through the ranch tracts. There are multiple tank ponds that hold water for the majority of the year to provide water for livestock or wildlife. No existing water wells are on any of the tracts.
Hunting:
The area is known for great hunting. You can find a healthy population of mule deer, white-tail deer, quail, hogs, bobcats and tons of aoudad sheep. Spanish Skirts Tracts provide plenty of acreage for recreational hunting. The ground cover and immense elevation changes sets up a great opportunity to find wildlife.
History:
Spanish Skirts Ranch Tracts hold plenty of Texas History. They were once part of the historic JA Ranch, which was founded by Charles Goodnight and John Adair. Founded in 1876, the JA Ranch was the first cattle ranching operation in the Texas Panhandle. The ranch continues to be used for grazing cattle, hunting and recreational activities.
Improvements:
Around the tracts there is perimeter fencing and a main road that winds through the property providing access to the ranch tracts. There are no improvements on the tracts, providing a blank canvas for a new buyer!
Minerals:
The seller is to convey all mineral and water rights.
Landscape:
Being part of the Palo Duro Canyon, the properties boast great elevation changes, ranging from 2,540 feet in the creek bottoms to 3,260 feet leading unto the steep plateaus, providing one-of-a-kind views and scenery. The soils here within all of the tracts are listed with accompanying percentages for area of interest totaling 100%: Quinlan complex (Qc) 38.82%, Cottonwood loam (Rs) 19.08%, Rough broken land (Ro) 17.18%, Woodard loam (WoC) 14.40%, Weymouth-Knoco complex (Wf) 6.12%, Weymouth clay loam (WcB) 3.04 and other soil types less than 1.0%.

Zoning/Easements:
The property is outside of any municipality so is not zoned. Access easements will be provided along the main ranch road for access to each ranch tract. There are no known easements that would affect operation of the land. It is anticipated all existing easements will be identified by surveyors.

Spanish Skirts Ranch Tracts are located off of State Highway 207 in the the southern half of Armstrong County. They lie almost in the middle of the Panhandle showcasing the beautiful canyon views that Texas has to offer.
Access:
The properties are accessible from paved roads and dirt ranch roads. Tract 1 and Tract 3 are accessible from State HWY 207 and the other tracts are accessible from a dirt ranch road.
Directions:
From Claude, travel south on TX-207 S/Hurley Ave for 20 miles and then the properties will be on the east side of the road.
