Great find within 45 minutes of Amarillo. Located just 1.5 miles from a canyon system on the east and north side of the property. Setup for running cattle, but also has good hog, quail, bobcat, turkey and some whitetail hunting thanks to the close proximity to canyon terrain. There is a submersible well located in the southeast corner of the property.

Hunting: 
The area has a healthy population of wild hogs. There are also mule deer, bobcat, and quail. In dryer years, turkeys will roost in the line of trees across the center of the property. Putting out feeders or planting a food plot would definitely attract a good amount of game to the ranch.

History: 
The property has been grazed minimally over the last several years. The north half is former CRP ground and could be broken back out.

Improvements:
The perimeter of the property is fenced. The east side has good 5-strand barbed wire fence. The other three sides are 2-strand 25 jule hot-barbed-wire fence. The southeast corner has an old farm house and quonset barn where the submersible well sits. There is electricity ran to this point as well. You will also find electricity ran to the west boundary of the property, about mid way up.

Minerals:
The current percentage of owned mineral rights is unknown at this time.

Landscape:
The landscape is mostly flat and great for grazing or farming in the future. The soils here within are listed with the accompanying percentages totaling 100%: Pullman silty clay loam (PuA) 89.11%; Randall clay (RaA) 7.18%; Pullman silty clay loam (PuB) 3.7%.

Directions:
From Canyon, go south on I-27, take the Wayside Rd Exit (just north of Happy), continue about 20 miles to property. Located about 1.5 mile east of intersection of Wayside community.

From Claud, go south on HWY 207 about 25 miles to FM 285. Go west about 5 miles. Turn north on CR 6 for 2 miles to Wayside road. Go east 1/2 mile to property.
