There is a submersible well located in the northwest corner of the property.

History: 
About ±274 of the ±320 acres were enrolled in CRP in 2012 effective until September of 2022. Due to recent drought conditions, the CRP has been opened for grazing. The property has primarily been used to run cattle.

Improvements:
There is a grain bin used for storage and a small trap for cattle in the northwest corner of the property.

Minerals:
The current percentage of owned mineral rights is unknown at this time.

Landscape:
The landscape is mostly flat and great for grazing or farming uses in the future. The soil is composed of 100% Pullman clay loam.

The property is outside of any municipality so is not zoned. There are no known easements that would affect the land. It is anticipated all existing easements will be identified by surveyors.

Access:
FM 1705 offers access to the east side of the property, while unpaved Dowlin Rd. offers access to the north propertyline.

From Canyon, head south on US 87 for 5 miles. Turn right onto FM 1714 and continue for 3.1 miles. Turn left onto FM 1705 for 6.8 miles. The property is located at the corner of FM 1705 and Dowlin Rd.
