Water: 
Transfer with ownership.  There are two ponds and one well located on the property.  Both ponds are spring-fed.  Seasonal live water (creek). There are also two steel water storage tanks located on the property.

Hunting:
Lots of cover for wild game including numerous big draws and rolling hills.  There are abundant deer (Whitetail & Mule deer), quail, turkey, and wild hogs on the property in addition to other native habitat.

Improvements: 
Fenced, county road frontage.  There is a 40x8 shipping container (high cube 9x6) that has been converted into a modern hunting cabin including a kitchen, living area, hide-a-bed, queen bed, shower, good size storage area and nice deck.  There is also a 10 acre food plot that is perfect for attracting game.  There are three 4x5 Little Buck King Ranch blinds located throughout the property.  There are also three Texas Wildlife Supply 1,000 lb deer feeders with ladders and platforms.

Access:
Access to the ranch is by paved highway frontage and then 3 miles of dirt road.

Landscape:
The landscape is very diverse for the Texas Panhandle.  The ranch boasts high mesas that are reminiscent of images of Palo Duro Canyon, rolling hills and deep draws. This unique location has it all for the dedicated hunter or for a weekend family getaway.

Other:
One of the largest pecan trees in the Texas panhandle is located at the North end of the property.  Walnut and pecan trees along with grape and wild plum shrubs abound.  One could easily make yourself a signature batch of preserves or wine from the berries located throughout the property.
