This farm is located in the central Texas Panhandle, approximately 4 miles southeast of Happy and 30 miles south of Amarillo. It has access from paved FM 1881 and is 2 miles east of I-27. The property is the only irrigated farm for several miles around.
Water:
FM 1881 Happy Farm includes a total of 9 wells with underground lines that are tied together. All wells were reworked in 2020, as well as boxes, pumps and pipe replaced. All wells are cased with PVC. There is also a 2020 ZImatic, 14 tower ½ mile, windshield wiper pivot, equipped with FieldNET. The pivot is nozzled for 1,000 / gpm and has a booster pump. There is an additional pivot point already tied to water and power located on the north side of the property.

In addition to the wells and irrigation system, the property includes a 60x60 shop with (2) 30x60 overhang for additional storage off of the north and south sides of the shopo. The shop has a wall height of 24’, a 30’ pad in the front and 20x18 overhead door as well as a 20x28 overhead door. Just off of the front, 18x20 door there is an 20x30 concrete slab. The perimeter is fenced with newer fence along the south boundary. Power runs along FM 1881 as well as County Rd. 11.
