Water:
There are two submersible wells located on the farm-to-market road that runs along the south side of the property. There are also seasonal creeks snaking through the property and ponds that occasionally collect along those dry creek beds.

Hunting: 
Collingsworth county has exceptional deer hunting including both mule and whitetail deer. There are also healthy populations of quail, feral hogs and dove in the area. The property sits about 1/2 mile off Buck Creek attracting a good amount of wildlife to the property. The rolling hills, brush cover and dryland wheat are also conducive to create a great hunting retreat.

History:
Over the years, the land has mostly been leased out for farming and grazing cattle. The deer have been hunted minimally on this property.

Improvements:
On the southwest tract of land, there is a set of working pens for cattle. There is also extensive cross fencing for rotational grazing from the wheat fields to the native grass acres. The fence lines can be seen on the interactive map shown by white dashed lines.

Minerals:
The current percentage of owned mineral rights will be retained by the current owners.

Landscape:
The cultivated land is mostly flat, while the native pasture consists of rolling, mesquite covered hills, with a few dry creek beds. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Springer fine sandy loam (SfD) 34.45 %; Miles fine sandy loam (MfB) 19.55 %; Carey loam (CaB) 9.83 %; Carey loam (CaA) 5.64 %; and everything else is less than 5 %.

Exclusions: 
Tree stand will not be included with sale of property.

Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

Area:
Jones Ranch is located in the southwest quadrant of Collingsworth County.

Access:
FM 338 gives access along the south side of the property. County Roads Y and 110 split the northwest 640 acres from the remainder of the ranch. County Road 105 runs along the west side of the southeast portion of the ranch.

Directions:
From Wellington, TX, go west out of town on FM 338 (15th St). Continue on FM 338 for 9 miles. The road will turn south and then back west.
