Situated in Kiowa County, Colorado, this Multi-Parcel Auction offers great dryland farm / investment opportunity and provides the chance to own a portion of the Hilda Hill & High Lonesome Estate. This ±3,538 acre estate will be offered without reserve in an online-only, multi-parcel auction. Offered in tracts or tract combinations, ranging from ±154 acres up to ±540 acres, don’t miss out on this chance.

 

Historically, the subject farm has been used to raise grain for corn and wheat. There is currently no fencing separating the tracts and minimal improvements other than on Tract 7, where the headquarter is. If desired, buyers will be responsible for fencing after closing. Currently tracts 1, 2, 6, 8, 10 & 13 have wheat planted and will be harvested mid-late June – weather permitting. Towner, CO has an average rainfall of 17 in per year. Tract 1: +/- 540 acres of farm ground north of CR 76. This is the largest tract that will be offered at the auction. There are approximately 154 acres currently planted to wheat. The topography changes approximately 20 ft from the west to east side. There are no known improvements on the tract at this time. See attached the interactive map for the dimensions of the parcel.

Tract 2: +/- 160 acres currently planted to wheat. This parcel has great access off CR 75. There are currently known improvements on the land. Topography change is approximately 15 ft from the west to east side. The dimensions of this lot are ½ mile wide x ½ mile long.

Tract 3: +/- 500 open acres with access off of CR 75 & CR 76. The parcel will be split by CR 76 on the central/eastern side of the tract. CR 76 will also provide access to Tract 1. Topography change is approximately 30 ft from the west to east side. The dimensions of the lot will be 1 ½ mile wide X ½ miles long.

Tract 4: +/- 297 acres located on the east side of CR 75. This farm tract is currently open. There is a windmill that is positioned in the SE corner of this tract. Tract 7: Centered between tracts 4, 5 & 8, this +/-5.3 acre parcel offers the farms improvements; including, one 2,100 SF Quonset barn built in 1970, one grain bin that is  estimated at 13,000 bushels, and a water well that is tied into the quonset barn. With topography change of less than 15 ft across the property, it makes it a very flat and usable parcel. Paved access is approximately 3 miles to the east. Tract 13: +/- 154 acres of dryland ground, just south of Tract 12. The property has good access off of CR 75. Currently planted to wheat, this parcel will be ready to be operated on after harvest.
