The farm has an older well on the far west side of the property. The condition at this time is unknown.

Wildlife in the area include Mule Deer, Wild Hogs, Quail, dove and other game birds.

Over the most recent years, the property has been leased and remains in dryland cotton production. An old homesite sits where the well is drilled on the western edge of the ground.

A sturdy, older 3 car garage remains standing next to a boxcar. Electricity is ran to the this point on the farm.

Owner believes to own 100% of the mineral and wind rights at this time and will convey.

Landscape:
The land slopes towards the south with flat terraces readily available for general farming practices. Any personal property in the garage or box car and any trailers will be excluded from the sale of the property.

Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect the use of the farm. A transmission line does cross the south 1/2 of the land. It is anticipated all existing easements will be identified by surveyors and title search.

The farm is located about 7 miles southeast of Turkey, Texas, in the southwest quadrant of  Hall County.

Access:
You can access the property via paved FM 656 along a portion of the north and east side of the property.

Directions:
From Turkey, go south on HWY 70 about 1/2 mile to FM 656. Head east about 6.5 miles around several bends in the road. Property will be on the south side of the road just past the S-curve at CR 8.
