Water:
Located on the Pease River, there is live water here, as well as 2 ponds. There are 3 solar wells at the windmills, 4 stock tanks, 2 irrigation wells, and 2 domestic wells (1 of which services the ponds, the other for the houses).

Hunting: 
The terrain is hilly, with bluffs and breaks, with lots of cover. Game here includes mainly white tailed deer, as well as mule deer, turkey, quail, and wild hogs. There are 9 enclosed blinds with stands, feeders, 6 hog traps, and a hunting vehicle. One of the ponds is stocked with fish (channel cat, crappie, and large mouth bass).

Improvements:
This ranch has been planned and laid out meticulously, with good fencing and is well watered. There is an equipment barn with a concrete floor, and a smaller equipment shed. Cattle facilities include a working area with chute.

Minerals:
Minerals will be negotiated with an offer.

Landscape:
The land is varying across the property from flats to bluffs.
