Description:
Property boasts +/- 640 acres of farmland in Sherman County, Texas. All of the acreage is under cultivation and just produced a very good dry land cotton crop. Mineral rights will not convey with sale of property.

The terrain is typical of this area and is flat and readily available for farming usage. All +/- 640 acres are under cultivation.

The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

The property lies within the North Plains Groundwater Conservation District.

Area:
The property is located in the eastern half of Sherman County, Texas about 3 miles south of Stratford. HWY 287 is less than a mile east from the property.

Access:
The farm can be accessed from unpaved CR Q on the south and CR 7 on the east side.

Directions:
From Stratford, Texas, go south on HWY 287 to CR Q. Go west for about .8 miles to SE corner of property.
