Water:
There are three irrigation wells located on the property, providing water to three pivots. Additionally, two wells and three dirt tanks provide water to wildlife and livestock.

Hunting:

There is plenty of mesquite and varying topography throughout the ranch, providing cover for all types of wildlife in the area, including mule and whitetail deer, quail, turkey, wild hogs and dove. The farmland could be planted into crops to further attract wildlife.

History:
This property has been leased out to graze cattle and farm cotton for the past few years.

Improvements:
The property is completely fenced around the perimeter, with several cross fences located throughout. Three sets of working pens are located on the ranch. There are also three irrigation pivots located on the northwestern portion of the ranch.

Minerals:
All owned mineral rights will be retained by the current owner.

Landscape:
The land is mostly rolling hills with some steep draws. The soils here within are listed with the accompanying percentages with the total area of interest equaling 100%. See Soil Report below.

Zoning/Easements: 
The land is outside any municipality and not zoned. There are no known easements that adversely affect operation of the land. It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

The Smith Family Ranch is located in northwest Hall County south of Clarendon, Texas and west of Memphis, Texas.

Access:
County Road 8 provides access to the property from HWY 256.

Directions:
From Clarendon, Texas, head south on TX-70 for 18 miles. Turn left onto TX-256 for 4 miles then turn left onto County Road 8 for one mile to arrive at the southern boundary of the property.

From Memphis, Texas, head west on TX-256 for 17.4 miles. Turn right onto County Road 8 for one mile to arrive at the southern boundary of the property.
