The property is located about 26 miles southeast of Canadian, Texas, in Hemphill County. The closest international airport in Amarillo, Texas, is just over 100 miles to the southwest of the ranch.

Water:
There are several wells on the property including two solar wells drilled in 2007 and an additional one to two other wells (condition unknown). The Washita River provides a good supply of water along the southwest board of the land for wildlife on the ranch.

Hunting:
The quail hunting on this property is unbelievable with the large number of coveys flushed per day, even on foot. It is estimated that the quail population are about one per three-to-four acres. But quail are not the only viable hunting on the property, with whitetail deer score between 155 and 160 class range. Additionally, the deer on the property have been hunted minimally over the last 15 years. Turkey are also in abundance along the cotton-wood lined river. One will also find healthy populations of dove and wild hogs. No commercial hunting has been allowed on this ranch. All quail feeders and any feed bins currently on the property will convey with sale of the ranch.

History: 
Over the years, the property has been revered for its endless quail hunting thanks to strict wildlife management. Washita River Ranch has been enjoyed by the same family and friends over the last two decades and have preserved the natural habitats for future generations to experience.

Improvements:
There is a series of well-maintained ranch roads kept by operators and related activities. The perimeter fence is in working condition and about half of the cross fencing has been maintained.

Minerals:
