The Amarillo housing market showed mixed trends in October 2025 with rising prices and slightly fewer sales and listings compared to the same time last year. Here’s a closer look at how the market is performing.
💰 Median Home Price Up 10.8%
The median home price in the Amarillo MSA climbed to $270,000, marking a 10.8% increase compared to October 2024. This continued rise reflects steady demand and limited inventory in many price ranges.
🏠 Price Distribution
Most home sales continue to fall within the $200,000–$299,999 range, which made up 34.5% of transactions. The next most active ranges were $100,000–$199,999 (19.5%) and $300,000–$399,999 (16.9%). Fewer homes sold above the $500,000 mark, though those segments still accounted for about 14% of the market combined.
📉 Active Listings and Closed Sales
Inventory saw a slight decline with 955 active listings, down 6.5% year over year. Closed sales also dipped 3.3% with 263 homes sold in October 2025. This softening activity suggests some buyers may be adjusting to higher prices and changing interest rates.
⏱️ Days on Market
Homes spent an average of 54 days on the market with an additional 31 days to close, totaling 85 days from listing to sale, which is 12 days more than October 2024. This indicates a slightly slower pace, giving buyers a bit more breathing room compared to last year.
🏡 Months of Inventory
The Amarillo area recorded 3.7 months of inventory, compared to 4.2 months the previous October. While still considered a seller’s market, the modest increase in inventory may help balance conditions heading into the end of the year.

For buyers: While prices continue to rise, slightly longer market times may mean more negotiation opportunities.
For sellers: Strong prices and healthy demand continue to support good selling conditions, especially for well-priced homes in the mid-range.
