There is one submersible well located at the house and a windmill by the native grasses. The windmill has not been pumped recently.

Hunting:
There is no significant hunting available as the land is without much coverage, but from the images captured, you can see wild game such as deer and numerous birds call this location home.

History:
In 1923, the Carson County CRP ranch was established by Mr. Ellis Locke. At age 16, he drove two teams of horses from Miami to the farm with an overnight stop at White Deer. He could plow the acreage twice after harvest before having to come back to Miami to high school. After the wheat was sown, he would drive the horses back to Miami for the winter. Over time, the family used the property for raising wheat and grazing cattle. Eventually, the property would enter into the Conservation Reserve Program. With the current FSA regulations, the CRP acreage is able to be grazed every two years, currently available in 2016, 2018 and 2020. Apart from the +/- 989 acres of CRP is 200 grazable acres with no restrictions from the Farm Service Agency at this time.

Improvements:
Towards the middle of the property, there is a house and barn, both need updating but great for a TLC project! The house will be sold in the state it currently exists.

Minerals:
In 2013, the Locke's entered into an oil and gas lease with Ceja Corporation. Currently, it is unknown what percentage of minerals the current owners possess.

Landscape:
The landscape consists of Texas native grasses which make this a perfect property for grazing livestock. The terrain is flat and has a soil mixture consistent with what you will find throughout Carson County, Texas.

Exclusions:
The only listed exclusions are theprocessing chute and all panels.

Zoning/Easements:
The land is outside any municipality and not zoned. There are no known easements that adversely affect operation of the land. It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.
