Spanning an expansive ±30,499 acres, Terra Rosa represented far more than a real estate transaction. For JT, long before this was a listing, this ranch represented memories and relationships forged while helping neighbors. 

Growing up, JT spent time on the Terra Rosa branding calves and living every  young cowboy’s dream, day working. Invaluable lessons of hard work, stewardship, and the kind of lifestyle only ranching can teach. Being part of a ranch sale with that kind of personal connection made this closing especially meaningful. 

The sale of Terra Rosa Ranch stands as a milestone not only for the brokerage, but  also for everyone involved in bringing this remarkable property to the market. Legacy ranches of this scale, quality, and history rarely become publicly available, making this transaction one that will be remembered for years to come. 

Terra Rosa Ranch was built to operate at an elite level. Supporting approximately 1,000 cows, the ranch featured three established headquarters and a thoughtfully designed cattle operation with approximately 94 miles of low fence divided across 21 main pastures. Water resources throughout the ranch were extensive, including  34 windmills, 13 solar wells, 3 electric wells, and 24 seasonal ponds and tanks that  supported both livestock and wildlife across the property. 

The ranch also offered an impressive recreational component that set it apart. Approximately 10,140 acres were enclosed by high fence, creating a premier wildlife management area with exceptional elk and deer genetics. Thoughtfully developed hunting improvements included 12 food plots totaling 115 acres, a dedicated deer breeding facility with an indoor breeding and working area further elevated the operation. 

Beyond the infrastructure, what truly made Terra Rosa special was the land itself.  With elevations ranging from approximately 2,190 to 2,770 feet, the ranch offered  rolling terrain, scenic views, and the kind of natural diversity that makes Texas Panhandle ranches so unique. Paved frontage along FM 3143 and FM 273 provided convenient access while still maintaining the privacy and scale expected from a ranch of this caliber. 

The sale of Terra Rosa marks the closing of one chapter and the beginning of  another. Heritage ranches like this are rare to come on the market. For JT, helping represent the ranch carried a deeper meaning because of the cherished memories and deep relationships tied to the land.
