If you’ve been thinking about buying or selling in Amarillo, April’s housing report gives us a pretty clear picture of what’s happening in the market right now—and things are still moving.
Home prices are up, inventory is down, and buyers are still staying active. That means sellers are in a strong position, but buyers can still find great opportunities if they’re ready to move when the right home comes along.
The median home price in April was $265,000, which is up 8.6% from April 2025. For homeowners thinking about selling, that’s definitely good news. Higher home values can mean more equity and stronger offers.
For buyers, the busiest price range continues to be the $200,000–$299,999 range, making up about 34% of all sales. Right behind that is the $100,000–$199,999 range at 24%. These are the areas where competition tends to be the strongest.
One of the biggest things affecting the market right now is inventory.
Active listings were down 26.7%, with only 729 homes on the market in April. Simply put—there just aren’t as many homes available. When a well-priced home hits the market, buyers usually need to act fast.
Even with fewer homes available, sales are still happening. Closed sales were up 19.2%, with 329 homes sold in April, which shows buyers are still motivated and making moves.
Homes are taking a little longer overall, with an average of 56 days on the market and another 32 days to close, for a total of 88 days from listing to closing. That’s only a few days longer than last year and still shows a steady market.
Another number worth paying attention to is months of inventory, which is currently sitting at 2.7 months. Last year at this time, it was 4.0 months. A balanced market usually sits closer to 5–6 months, so Amarillo is still leaning heavily toward sellers.
