The farm does have two older irrigation wells, but have not been used in the most recent years.

History:
Over the years, the property has been planted to different dryland crops, such as wheat and milo.

Improvements:
There is 4 and 5 strand barbed-wire surrounding some of the perimeter.

Minerals:
All owned mineral rights will convey.

Landscape:
The land has a gentle roll across the farm. The soils here within can be are listed with the accompanying percentages with total area of interest equaling 100%: Pantex silty clay loam, 0 to 1 percent slopes (PxA) 54.7%; Pullman clay loam, 0 to 1 percent slopes (34) 43.3%.

Exclusions: 
The irrigation motor, metal panels and planter drill will be excluded from the sale.

Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect the farm. It is anticipated all existing easements will be identified by surveyors and title search.

Water Conservation District:
The Brorman Farm is located in the High Plains Underground Water Conservation District.

Area:
The property is located in south-central Oldham County and north-central Deaf Smith County.

Access:
The property has limited access and an easement will need to be established.

Directions:
From Vega, Texas, head west on I-40 service road for 3.4 miles. Head south on FM 3319 for about 6.5 miles. Turn right and follow the road on the south side of the fence for half of a mile to arrive at the southeast corner of the property.
