Water:
In addition to the large pond that is available for livestock water, there are also two electric wells equipped with submersible pumps.

Hunting:
The property has not been used for hunting in the past 10 years. However, the natural water supply along with the rolling terrain create a thriving habitat for wildlife. The area is known to support various hunting opportunities including deer, quail, turkey and dove.

History:
This property has primarily been used to graze cattle.

Improvements:
The property is completely fenced around the perimeter, with high fencing on the North and West sides. The south and east perimeter is in 5-strand barbed wire. There is also a catch pen located in the southeast corner of the property off County Roads U & 22.

Minerals:
All owned mineral rights will be retained by the current owner.

Landscape:
The land is mostly rolling hills with some steep draws. The soils here within are listed with the accompanying percentages with the total area of interest equaling 100%: Likes loamy fine sand, 1 to 8 percent slopes 6.2%; Veal fine sandy loam, 3 to 5 percent slopes 14.1%; Miles loamy fine sand, 0 to 3 percent slopes 12.5%; Springer loamy fine sand, 3 to 8 percent slopes 12.7%; Mobeetie fine sandy loam, 3 to 5 percent slopes, cool 2.3%; Miles fine sandy loam, 1 to 3 percent slopes 4.8%; Mobeetie fine sandy loam, 5 to 12 percent slopes 14.2%; Mobeetie-Veal-Potter complex, 3 to 20 percent slopes 33.2%.

Zoning/Easements: 
The land is outside any municipality and not zoned. There are no known easements that adversely affect operation of the ranch. It is anticipated that all existing easements will be identified by surveys performed in connection with the sale process.

Area:
Buffalo Springs Ranch is located in southeastern Donley County, northwest of Hedley, Texas and east of Lelia Lake, Texas.

Access:
The property sits at the corner of County Road U and County Road 22 providing access to the east and south boundaries of the ranch.

Directions:
From Lelia Lake, Texas, head southeast on US-287 for 3.1 miles. Turn left onto County Road 21 for 1 mile and then right onto County Road U for 1 mile to arrive at the southeastern corner of the property.

From Hedley, Texas, head west on US-287 for 2.4 miles. Turn North on CR20 and then left on CR U to CR 22.  Property is on the North side of CR U.
