Location:
Just 70 miles east of Lubbock, Cottonwood Creek is ideally located in West Texas. Lubbock Preston Smith International Airport, and all the other amenities a big city offers is just a short drive away, approximately 70 miles west. The town of Dickens is found at a closer distance.
 
Water:
Cottonwood Creek is a seasonal creek in Dickens County. This creek runs diagonally across the property from the northwest corner to the southeast corner providing a good water supply for wildlife.
Two existing wells sit within the parcel, entailing an old house well and a livestock well, both on the eastern side of the tract. The condition of the house well is unknown. The second well is currently providing water for livestock.
 
Hunting:
The area is known for mule deer, wild hog and dove hunting. The tree cover, open field and availability of water are conducive to attracting wildlife to the property.
 
History:
Throughout the years, the property has been used to keep cattle and horses. Majority of the northeastern part of the property and a piece of the southeastern part has been previously been used to farm. Directions:
To get to Cottonwood Creek take HWY 70 south out of Dickens. Turn right onto CR 362. Follow CR 362 through the curve in the road to CR 422. The property will be at the intersection of CR 422 and CR 466.
