Water:
There are eight irrigation wells with all pumping at about 925 gpm. All of the wells are tied together with 50lb. High Pressure PVC water lines. Four wells were drilled about 6 years ago between 2011 and 2012 and are at depths between 750-820 feet. Four of the wells have gas CAT engines while the rest are electric.

History: 
Over the years, the owners have predominately used the land for corn and cotton.

Improvements:
Seven of the sprinklers are Valley while the other three are Zimmatic. Two of the Valley sprinklers are nozzled at 800 with the rest at 700. Four of the wells have a Super T Factory Cat Gas Engine. The rest of the wells are powered by an electric engine. Full sprinkler and well details available in the documents section. There are several improvements to the property aside from the eight wells and sprinklers. The western most ±350 acres has a set of cattle pens and an older barn in the southwest corner of the tract. There is also another set of pens and metal cattle shed in the central most ±315 acres. Three-phase electricity is available on the property as well.

Minerals:
The current percentage of owned mineral rights is unknown at this time.

Landscape:
The land is mostly flat and readily available for general farming uses. There are two playa lake beds on the edge of two of the pivots that require a windshield wipe movement. The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Perryton silty clay loam (PtA) 96.79%; Hansford silty clay (HcA) 3.01%.

Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

DCF Spearman Farm is located in the southeast quadrant of Hansford County.

Access:
The west most acreage is at the intersection of County Road 24 and County Road Z. The rest of the acreage is bordered by Farm to Market Road 760 and intersected by County Road AA.

Directions:
From Spearman, Texas, go southwest of town on HWY 207 to County Road Z. Continue east about 2 miles. The west most acreage will be at the southeast corner of CR Z and CR 24. See map for more details.
