Location:
The property is located approximately 16 miles southwest of Canyon, and about 28 miles southwest of Amarillo. This section lies within Canyon Independent School District.
Water:
There is a solar well located in the northwest corner of the section along with two water troughs. A draw through the southeastern corner occasionally holds water.
Hunting:
The area is not necessarily known for hunting. However, you may find some dove and quail to hunt.
History:
Jowell Road Section holds the remains of the Jowell School house that once provided schooling to the community. What is left of the building can be found in the southwest corner of the property. In the recent years, majority of the section has been enrolled in CRP. The current CRP contract expires in September of 2023.
Improvements:
Barbed wire perimeter fencing encloses the property and a set of pens is located in the corner of the property, making it ideal to graze cattle. There also are the remains of the historic Jowell School building.
Minerals:
The seller will retain 100% of mineral rights.
Landscape:
The property is mostly flat with only a 30 foot change in elevation across the property. It has been conducive for general agricultural uses. The soils here within are listed with accompanying percentages for area of interest totaling 100%: Pullman Clay Loam (PuA) 86.55%, Pullman Clay Loam (PuB) 9.18% and Pep Clay Loam (PcC) 4.28%.

Zoning/Easements:
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the land. It is anticipated all existing easements will be identified by surveyors.

The property is located in the southwestern quadrant of Randall County and sits east of FM 1705, and west of UH 87.
Access:
The property is accessible from a paved Farm to Market Road, FM 1705 which is western frontage and Jowell Rd. which is a dirt road and is the southern frontage. These roads are maintained by the county and provide easy access to the section.
Directions:
From Canyon: Head south on UH 87 for 10 miles, turn west on W. Dowlen Rd. for 6.5 miles, then turn south on FM 1705 for 1 mile. The land sits on the east side of FM 1705.
