Water:
There is one windmill at the bottom of the canyon just behind the house with a water storage tank. There is a domestic well for the house and is connected to the pens and barn to the northeast of the house.

Hunting:
Brush cover and natural terrain are conducive to the wildlife in the area. Whitetail and mule deer, quail, turkey, bobcat, and wild goats can all be seen regularly on the ranch.

History:
The ranch has primarily been used for cattle grazing and as a main residence for the current owners. A portion of the Caprock Canyons Trailways runs through the property. In the early 1920s, Burlington Northern constructed a railroad as part of the Fort Worth and Denver South Plains Railway which was regularly used between Lubbock and Estelline until 1989. The Rails-to-Trails Conservancy acquired the line in 1992 and converted the railway into a walking path for Caprock Canyon hikers, bikers, and horse riders. Today, the path is used by visitors. However, the owner has only seen a few people using the portion that winds through the ranch.

Improvements:
The perimeter of the property is fenced and accessible by gate in the northeast corner of the land. There is a 3,200 sqft house, 1,800 sqft barn, and an additional 600 sqft shed, cattle pens, and horse runs.

Minerals:
The percentage of owned mineral rights will be negotiable with purchase of property.

Landscape:
The land is mostly flat up to where it drops off into the canyon terrain.  The soils here within are listed with the accompanying percentages with total area of interest equaling 100%: Berda-Potter-Rock outcrop association (BPG) 35.6%; Pullman clay loam (PuA) 20.3%; Posey and Tulia loams (PTD) 16.4%; Mansker clay loam (MkC) 13.9%; Guadalupe soils (GUA) 5.7%; Berda and Mobeetie soils (BME) 4.8%; Berda loam (BeC) 1.3%; Estacado clay loam (EcB) 1.1% Berda loam (BeB) 0.9%. Zoning/Easements: 
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

This property is located in the northeast region of Floyd County.

Access:
The property is located about 4 miles east of HWY 207. It can be accessed on the north side by CR 72.

Directions:

From Silverton, TX, go south on HWY 207 for about 15 miles. Go east on FM 689 about 4 miles and then turn south on CR 209 for 1 mile to CR 72. Go east about 1 mile to entrance of property on the south side of the road.

From Floydada, TX, go north on HWY 207 for about 18.5 miles to FM 689. Go east about 4 miles then turn south on CR 209. Go 1 mile to CR 72 and go east about 1 mile to entrance of the property on the south side of the road.
