Water:
There are two irrigation wells on the property. One was drilled in 2004 and the second had a pump replaced in 2017. Well documents are below in the Documents section.

Hunting:
The property is not ideal for hunting being on the edge of city limits.

History:
The property has primarily been used for general agricultural uses including grazing cattle.

Improvements: 
The property is fenced for cattle with 5-strand barbed wire. Two irrigation wells are available and currently in use. There is a 15x70 cattle shed sitting on the north end of the property near gate access. Electricity has also been ran to the property.

Minerals:
The current percentage of owned mineral rights is unknown.

Landscape:
The land is mostly flat and readily available for general agriculture uses or development. The soils here within are listed with accompanying percentages for area of interest totaling 100%: Pep clay loam (PcB) 58.95%; Lofton clay loam (LoA) 38.3%; Estacado clay loam (EcA) 2.75%.

The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

Area:
The property is located in the southeastern corner of Deaf Smith County, Texas.

Access:
This property has approximately 700' of frontage on Highway 385 and about 935' on on Avenue F.

Directions:
From Hereford, Texas, go north on Highway 385 on the right hand side just past the vet clinic.
