Abundance of water! Ballard Creek runs approximately 2.5 miles through the ranch. There is one well on the southern portion of the ranch. Three windmills supply water on the northern portion. Two ponds are located on the property measuring around  ±7 and ±1.8 acres.

Hunting:
A combination of natural water sources, thick vegetation and a good stock of grass, there is a healthy population of white-tailed deer, quail, turkey and hogs.

History:
Part of the ranch was once a part of the historic Matador Ranch. The property has primarily been used for general agricultural and recreational use.

Improvements: 
Fenced for running cattle with 5 strand barb wire with cross fencing in average condition. There are two sets of working pens, one made of pipe and the other wood stays.
