There are no wells drilled on the property.

The property is mostly unimproved.

Hunting:
The farm has not used been for hunting in the most recent history. But with canyon topography less than a mile from the property, there are deer, wild hogs, and other wildlife that have been seen on the property.

History:
Over the years, the farm has been used to primarily grow cotton and wheat.

Minerals:
Seller will retain 100% of Wind and Mineral Rights.

Landscape:
The landscape mostly flat and readily available for general farming uses. There is a playa lake on the east side of the property. The soils here within can be are listed with the accompanying percentages with total area of interest  totaling 100%: Amarillo fine sandy loam (5) 71.7%; Amarillo loamy fine sand (4) 25.8%; Amarillo fine sandy loam (6) 2.5%.

The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

The property lies within the High Plains Groundwater Conservation District.

Area:
This property is located in the southeast quadrant of Lubbock County.

Access:
The property can be accessed by CR 3860 along the east side.

Directions:
From Idalou, go south on FM 400 for approximately 7.8 miles, then turn east on CR 6840 for 2.4 miles. Turn south again on CR 3700 to CR 6950. Go east to CR 3860 and go south to property.
