Water:
There are 10 irrigation wells currently in use pumping at 200-250 GPM, per the owner. Each are drilled to depths ranging from about 250-500 feet. Current water levels at about 180 feet, so there is between 70-320 feet of water depending on the depth of the well. The wells are tied together with about 50,000 feet of underground pipes. The 750 head pens have several stock tanks providing water for livestock. The pastures are well watered with 5 steel tanks connected with 2" line to one submersible well. There are 2 additional tanks each fed by a solar pump.

Hunting:
In the past, mule deer and pheasant have been hunted. However, the wildlife have primarily remained untouched in the most recent years. Antelope permits are also available.

History: 
A majority of the acreage just came out of CRP while ±535 acres have been under center pivot irrigation. The property has primarily been used for corn production in the most recent years with additional improvements available for a 750 head grow yard.

Improvements:
There are 10 good wells on the property, tied together covering the 5 pivots. Four Reinke pivots are about 5 years old. Three CAT Gensyncs are about 3 years old replacing the phase 3 electric for the farming uses. Two residences sit on the property and are currently being leased out month-to-month. The smaller of the houses is stucco and contains approximately 1,906 sqft. The second is a brick home and contains approximately 2,647 sqft.

A 750 head grow yard creates the opportunity for a small calf operation. There are also a couple cow sheds tied to the pens for windbreaks. You will also find a 4,000 sqft quonset barn and at least three other storage buildings or shops.
