Location:
Walcott Ranch is very accessible and is located approximately 24 miles north of Friona and 30 miles northwest of Hereford. Amarillo is located less than an hour and a half drive away.
 
Water:
The ranch would be considered well watered. There are four electric wells and multiple water troughs strategically placed throughout the ranch in each pasture. There is also one pond and several seasonal playa lakes to provide water for livestock as well. Near the grow yard there is also a 5,000 gallon storage tank for a back up water supply to cattle in the pens.
 
Hunting:
The area supports a healthy population of antelope, dove and quail. An occasional mule deer can be found on the ranch as well.
 
History:
This ideal cattle ranch has been in the family for multiple generations, providing excellent grazing for cattle. The ranch has primarily been used for rotational grazing with an established stand of  buffalograss, blue stem and sideoats gramma grasses. A portion of the property is enrolled in the Conservation Reserve Program (CRP) through the USDA. The CRP tracts include: ±476.95 acres on the western edge that expires in 2030; ±307.21 acres in the southeast corner that expires in 2030; ±294.39 acres also in the southeast corner that expires fall of 2023.
 
Improvements:
There is a 1200 head permitted grow yard located on the northern portion of the property, near TX 214. The grow yard is constructed of 7 main pipe and cable pens, and has approximately 1,008 foot of concrete bunk, with Johnson automatic waters providing water for each pen. There is also a processing barn with a Trojan hydraulic chute, back-up 5,000 gallon water storage tank, silage pit, commodity barn, small office, and load-out chute set up for smooth operations. A back-up generator is tied to one of the wells that provides for the grow yard.
 
The majority of the ranch features new 5-strand barbed wire perimeter fencing and cross-fencing dividing the land into 9 main pastures. There are 4 wells providing water to 8 drinking troughs across the land, along with one set of working pens and one catch pen located on the southern portion of the ranch.
 
Minerals:
50% of the owned mineral estate will convey to the new owners. 50% of the wind will convey. There is a current wind lease in place on the ranch.
 
Landscape:

The landscape is gently rolling with several seasonal playa lakes and a dry creek run through a portion of the property. Exclusions:
All silage, hay, feed, rolling stock, overhead feed bins, concrete bunks located in pastures, and unattached equipment will not convey with the sale of the property.
 
Zoning/Easements: 
The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the land. It is anticipated all existing easements will be identified by surveyors.
