Water:
The YL Cattle Ranch has a good 100ft. deep water well on the southern piece of land that currently supplies water for livestock. Water is piped from the well to the northern tract of land. There is an older windmill on the northern piece, but the condition of it is unknown.
Hunting:
The gently rolling topography, supply of water, brush cover and thick native grasses create a conducive environment for a variety of wildlife in the area including whitetail deer, quail and other game birds.
History:
Over the years, the property has primarily been used for running cattle.
Improvements:
There is 4 and 5 strand barbed wire fencing around both pieces of land. A tunnel under the highway allows cattle to easily access both pieces of ground. A good water well on the south tract provides water for all stock tanks on the property and is currently piped to the northern piece of land for livestock.
Minerals:
Any percentage of owned mineral rights will be negotiable with sale of the property.
Landscape:
The land is gently rolling across the property. The soils here within can be are listed with the accompanying percentages with total area of interest equaling 100%: Carey Loam (CaB) 37%; Woodward-Quinlan Complex (WwD) 26.7%; Latom gravelly fine sandy loam (LaD) 17.2%; Woodward loam (WoC) 16.8%; Woodward loam (WoB) 2.1%; St Paul Silt Loam (SpA) 0.3%.
