Being a first-time renter can be stressful, especially when you don’t know where to start looking. Here are a few things that you need to do before you start the hunt for the perfect apartment:
1) Determine your budget.
Figuring out how much you can afford on a month-to-month basis is important to know before you search for your apartment.
Be sure to take into account the security deposits, application fees, and moving expenses within the first month’s rent as these often are costs first-time renters forget about.
If you are having trouble deciding on how much you can afford in rent, a general rule of thumb is to keep your rent payment around 30 percent of your total income. Don’t ever agree to a rent payment that is more than half of your monthly income.
2) Do some research.
There are a few more things you need to take into account other than the price when it comes to finding the right rental property. The amenities and location of your rental should be beneficial to your lifestyle. Are there laundry facilities in your unit or a community washroom? Is it located near your work or school? Do they allow pets, and if so, are there breed or weight restrictions? These are things to consider before you tour the rental property.
In addition to amenities and location, you may also want to look at their lease terms. How long is the term of the lease? Who is responsible for maintenance and repairs? Who pays for utilities? Are there consequences for breaking the lease?
Be sure to look over all of ‘small’ details because they could be the most important.
